The project transforms the former AKS Hinitsa Bay Hotel, originally built in the 1970s in Porto Heli, Greece, into a new five-star luxury resort operated by Four Seasons Hotels & Resorts.

The intervention retains and reinforces the existing reinforced-concrete structure, which forms the basis for a comprehensive transformation of the building. The number of guestrooms is reduced from 230 to 80, allowing for significantly larger rooms tailored to the operator’s standards, while new suites with private terraces and swimming pools are introduced. Additional basement levels accommodate technical installations, service areas, and back-of-house functions.

The project also incorporates an extensive range of amenities, including a spa, fitness centre, kids’ club, restaurants, and a beach club, alongside new bungalows and private villas. The outdoor spaces are reconfigured as a sequence of terraces that respond to the site’s topography, creating a seamless connection between the hotel, the beach, swimming pools, and landscaped gardens.

The building’s architectural expression is completely redefined through the redesign of its façades. Local stone, timber, lime render, and integrated planting are used to soften the visual impact of the existing volume and strengthen its relationship with the surrounding Mediterranean landscape.
