Madnum is the first campus in Spain that integrates offices, housing, retail, and green areas within the same development. This new complex anticipates the latest trends in working and living, prioritizing energy efficiency measures, spatial distribution, and the combination of uses.

Located in the southern area of Madrid’s CBD and in close proximity to Atocha Station, the scheme comprises a gross floor area of 90,000 m². It is organized into two volumes—one dedicated to office use and the other to residential—arranged around a landscaped central plaza with tertiary uses and direct access from the public thoroughfare.

The residential building provides 374 rental apartments in studio, one-bedroom, and two-bedroom typologies. Common amenity areas are located on the ground and rooftop levels, while storage rooms and parking are placed below grade. Vertical circulation is resolved through three stair and lift cores. Retail units are situated on the ground floor.

The project is conceived as a single building unit with two volumes: one of 11 floors plus penthouse, and another of 8 floors plus penthouse. The apartments feature generous floor-to-ceiling heights, ensuring enhanced spatial and visual quality.

Among the residential amenities are: swimming pool, solarium, gymnasium, and gourmet lounge (all located on the roof with views over the city), a double-height co-working space, parcel room, and smart lockers.

Residents benefit from the tertiary functions of the campus, including commercial and F&B spaces located at the heart of the MADNUM plaza.

The complex emphasizes sustainability and incorporates construction innovations. It achieves nearly zero energy building (NZEB) standards through the use of renewable energies and air-quality monitoring systems, and includes measures to enhance urban biodiversity. The project has been subject to several Life Cycle Assessments (LCA, LCC). It has achieved BREEAM Very Good certification.
